These Terms and Conditions (“Terms”) govern your use of mazzabuyshouses.com (the “Site”), operated by Mazza Buys Houses (“we,” “us,” or “our”). By using the Site or submitting a form, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.

Our Services

Mazza Buys Houses works with homeowners in Nevada and Florida. We may offer to buy a property directly for cash, or provide real estate listing services, including a 1% listing-side commission option and flat-fee listing alternatives. We also accept registrations from real estate buyers and investors, and submissions of wholesale opportunities.

No Obligation; No Guarantee

Submitting a form or requesting information does not create a contract, an agency relationship, or any obligation to buy, sell, or list a property. Any offer is subject to our review of the property, title, and other conditions. An offer becomes binding only when a written agreement is signed by all parties. We do not guarantee any offer amount, sale price, closing date, or net proceeds. Example timelines, such as closing “in as little as 7 days,” apply only when a transaction is eligible and all parties agree.

Licensee Disclosure

Aaron Mazza is a licensed real estate agent in Nevada and Florida. When Mazza Buys Houses makes an offer to purchase your property, it acts as a buyer on its own behalf, not as your agent. Its interests as a buyer are different from yours as a seller. You are encouraged to consult your own real estate, legal, and tax advisors before accepting any offer. Listing services are provided only under a separate written listing agreement and in compliance with applicable state licensing laws.

Listing Fees and Costs

References to a 1% listing-side commission or a flat-fee listing describe listing-side compensation only. Buyer-side compensation, concessions, closing costs, taxes, and other transaction expenses are separate and are disclosed in your written agreement. Your final net proceeds depend on the sale price, agreed compensation, concessions, closing expenses, and other transaction-specific costs.

Experience Statistics

Experience statistics on the Site, such as years in real estate, lifetime transactions, and sales volume, refer to Aaron Mazza's real estate career. They are not claims about transactions completed under the Mazza Buys Houses brand.

Communications

By submitting a form, you agree that we may contact you by phone or email about your request. Accepting these Terms is not consent to receive text messages. Informational and marketing text messages each require their own separate, optional consent on our forms, and are governed by our SMS Messaging Terms. You can opt out of text messages at any time by replying STOP.

Your Submissions

You agree to provide accurate information and to submit only information you have the right to share. Do not submit information about a property you do not own or control unless you are authorized to do so. Do not upload or send confidential contracts through this website unless we specifically request them through a secure method.

Acceptable Use

You agree not to misuse the Site. This includes submitting false or automated submissions, attempting to gain unauthorized access, or interfering with the Site's operation.

Intellectual Property

The Site's content, including the Mazza Buys Houses name, logo, text, and design, belongs to Mazza Buys Houses or its licensors. It may not be copied or used without permission.

Third-Party Links

The Site may link to third-party websites. We are not responsible for their content or practices.

Disclaimers and Limitation of Liability
